Property in Cyprus: buying, title deeds, land registry
The key document is the Certificate of Registration (title deed) at the Department of Lands and Surveys (DLS). Until the title is registered in the buyer's name, the deal is not complete — the main risk in Cyprus property.
How to check the property and the agent
- Obtain a search certificate (form N50) from DLS — it shows the registered owner and encumbrances.
- Check the agent in the Real Estate Agents Registration Council (CREA) register: a lawful agent shows a registration number and an annual licence number.
- Never pay a deposit before viewing in person and signing; pay by traceable bank transfer with receipts.
