Housing in Dubai: rent, buying, Ejari and the cost of living
Housing and living costs are where budgets are made or broken. Dubai offers a very wide range, from affordable shared areas to premium waterfront districts. The right area depends on your budget, your commute and, for families, the school run.
Neighbourhoods by budget
- Lower cost: International City, Al Nahda, Deira, Al Qusais, parts of JVC — popular with families and value-focused renters.
- Mid range: JVC, Dubai Silicon Oasis, Al Barsha, Business Bay (studios/small units) — a mix of value and convenience.
- Premium: Dubai Marina / JLT, Downtown, Dubai Hills, Arabian Ranches, Palm Jumeirah — central, family-friendly or waterfront, higher rents.
- Rents differ sharply by area, size and building; check current levels on the Dubai Land Department rental index and reputable portals rather than trusting a fixed figure.
Renting: Ejari, deposits and DEWA
- Leases are registered in the Ejari system; registration is required for many official procedures (for example some visa and utility steps). A fee applies — check the current DLD/RERA figure.
- Deposits and agency commission vary; confirm everything in writing before signing.
- Rent is often paid by post-dated cheques for the year, or by a smaller number of larger cheques; the number of cheques affects the price.
- DEWA (electricity and water) is set up in your name, usually with a deposit; the housing fee is charged through the utility bill.
Buying property
- Foreigners can buy in designated freehold areas; DLD/RERA governs registration and the process.
- A property purchase above a threshold can support a residence visa (Golden Visa categories) — thresholds are set by the authorities and should be verified.
- Mortgages for non-residents are available but stricter (see Banking).
Sending money home
Remittances run by corridor: the most-used routes are AED to INR, PKR, PHP, BDT, NGN and KES. Exchange houses, banks and mobile apps compete on rate and fee, and most require KYC with your Emirates ID. Compare the total cost (rate plus fee), not only the headline rate, and check the exchange house is licensed by the Central Bank of the UAE.
Cost of living against London, Sydney and New York
Dubai is often cheaper on income tax (zero personal income tax) but housing and schooling can be high. A direct comparison depends on your city, your housing standard and whether you pay school fees. Use an up-to-date cost-of-living comparison for your own city and check the individual items (rent, groceries, transport, schooling) rather than a single index number.
